Bathtub Refinishing for Landlords & Property Managers in Los Angeles
A worn tub is the first thing a prospective tenant notices and the last thing you want to replace between leases. We refinish tubs in apartments, multi-family buildings and rentals across Los Angeles in a single visit — no demolition, no plumber, no days of downtime — and the unit is ready to show the next morning.

Landlords, property managers and contractors
Most of our repeat work comes from people who manage units, not live in them. The job is the same as for a homeowner — the logistics are built around turnover.
Apartment turnover
A tenant moves out, the tub is stained, chipped or rusty. We refinish it between move-out and the first showing — usually the same week you call.
Multi-family buildings
Several units at once, scheduled back to back. Same pour-on finish in every bathroom, one invoice, one point of contact.
Contractors and remodels
The tub stays, everything around it gets renovated. We come in after tile and plumbing are done and give the old tub a surface that matches the new bathroom.
The economics of refinishing a rental tub
Replacing a tub in an occupied building means a plumber, a tile setter, demolition, a dumpster, permits in some cases, and a bathroom out of service for a week or more. In an older LA building with a cast-iron tub it also means getting that tub down the stairs.
Refinishing replaces the surface, not the tub. From $475, done in 3–4 hours, ready to use in 24. The finish is a thick pour-on enamel — not a sprayed coat — so it stands up to tenants, cleaning crews and the next turnover.
- No demolition, no plumbing — the tub, tile, faucet and drain stay where they are.
- Tenants stay home — the enamel is odorless and solvent-free. No evacuating the unit, no complaints from neighbors.
- Caulking included — the tub-to-wall seam is resealed and covered by the new finish. No mold line to show at the walkthrough.
- 5-year warranty — on every tub, written, tied to the unit.
- Only white, any tub — pink, blue, almond or stained: it comes out white. Cast iron and steel only — we don’t refinish acrylic or fiberglass.
Terms for property managers
Insurance and paperwork
CityTub, Inc. carries general liability insurance with $2,000,000 in coverage. A certificate of insurance naming your building or management company as additional insured is available on request — send us the building’s requirements and we’ll have it issued before the job.
Pricing and payment
Two or more tubs — ask for a volume price; it’s quoted per job, not from a table. First jobs are paid on completion, the same as residential work. For repeat accounts we invoice with payment terms, so your turnover crew doesn’t have to carry a card.
Send photos of the units, get prices the same day
- Text or email photos of each tub — one from above, one of the worst area. Add the address and how many units.
- We reply with a price per tub and the volume price if there’s more than one. No site visit needed.
- Pick dates. We schedule units back to back, one or several per day, around your move-out and showing calendar.
- Done in a day. Each tub takes 3–4 hours; it’s ready for the tenant or the showing 24 hours later.
If you manage buildings in Los Angeles and want one refinisher you can send every tub to, we’d like to be that. Call or text (213) 870-0000, or use the quote form — write “property manager” or the number of units in the message and we’ll quote accordingly.
